Determine What You Need & Want In A Home

Start to consider what your next home or investment property will look like. To make this easier for you, we have made a checklist for you to go through depending on what stage you are in in your life and help you ask yourself questions you would never think to ask. 

Do you have any pets? If yes than a pet friendly condo/home is a must. Also have a dog park and safe streets, and a fenced in yard will also be assets.

Do you mind commuting? If you hate commuting to and from work, you may want to consider living closer to your work. But if you can only afford a property that is a be far away from your work, choosing a property that has access to carpooling or public transport can be the next best option.

Are you hoping to run your business out of your home of have a store front downstairs with your living quarters upstairs? It is possible to find residentially zoned properties that developers have negotiated “with commercial use” so that you can apply for a residential mortgage (less down payment, lower interest rates, and lower monthly payments).

Do you have children? If you do, a safe neighbourhood where the children can walk or take the bus to school is important. 3. What is a fair listing price?

Many sellers believe that they should strive for the highest listing price when actually that is quite the opposite. 6. What happens once you have agreed on a price?

“Subject to inspection” is the one subject buyers have to protect themselves against buying a dramatically compromised home. Once the negotiations are over and a final price has been agreed upon, the buyer is more than likely to want a home inspection. This is very common and is at no cost to the seller. If all goes well with the inspection then the contract is final and your sale is complete! All that is left for you to do is move your possessions out and do a professional clean before the closing date.
