Buying Real Estate On Vancouver Island BC
Mortgage Pre-Qualification and Approval
Todays market is extremely competitive - with many properties selling with no subjects the best chance of getting your offer approved is with a stamp of approval from the bank. When it comes to buying real estate, most people are so eager to start their home search that they go straight to the listings without knowing exactly how much they can truly afford to borrow. It’s one thing to window-shop for fun, but if you’re putting in a serious effort to find a home, it’s imperative to know your budget and shop within it.
Once you know exactly how much you can afford, then you can start to consider whereabouts you should locate and what kind of home you want to buy. Depending on where you want to live has a lot to do with how far your dollar will go. In downtown Nanaimo for instance, you could fetch a chic urban condo for around $400,000, whereas out to Duncan or Ladysmith that same about could buy you a spacious 3-bedroom home with a fenced backyard. This is why your pre-approval is important - we have an island residential mortgage specialist who will give you a brilliant introductory to mortgages (2018 Guide To Mortgages included) and take you step by step through the process of getting pre-approved. Sound good? Give us a call today so we can connect you Karen.
Determine What You Need & Want In A Home
Start to consider what your next home or investment property will look like. To make this easier for you, we have made a checklist for you to go through depending on what stage you are in in your life and help you ask yourself questions you would never think to ask.
Do you have any pets? If yes than a pet friendly condo/home is a must. Also have a dog park and safe streets, and a fenced in yard will also be assets.
Do you mind commuting? If you hate commuting to and from work, you may want to consider living closer to your work. But if you can only afford a property that is a be far away from your work, choosing a property that has access to carpooling or public transport can be the next best option.
Are you hoping to run your business out of your home of have a store front downstairs with your living quarters upstairs? It is possible to find residentially zoned properties that developers have negotiated “with commercial use” so that you can apply for a residential mortgage (less down payment, lower interest rates, and lower monthly payments).
Do you have children? If you do, a safe neighbourhood where the children can walk or take the bus to school is important. Living in the same neighbourhood as other children in their school means less driving around for you. Have a community centre, a shopping centre, and a park nearby will be extremely convenience for those quite, family weekend.
Are you interested in buying a property and then renting it out? Perhaps you want a property that you can AirBnb or VRBO? Not all stratas allow short term rentals so if this is your goal then please make sure you let your real estate team know so we only bring you prospective properties that allow this. Be aware that if you are hoping to making the new home you are buying your “primary residence” you must actually be living there - so you may want to consider a property that has a suite with a seperate entrance for your short term rentals. A property management company would also be worth investigating because if you don’t plan to be living in the new property full time, you may not want to hassle of renters or short term rentals.
Do you prefer certain neighbourhoods? If you know that you love the vibe in Harewood, downtown, or Jingle Pot area, let your real estate team know so that we can make sure we bring your prospective properties in the right neighbourhood.
Do you prefer condo or house? How many rooms? How many bathrooms? Do you want a yard? Know what your deal breakers are and what your “must-haves” are will make it a lot easier for use to find the ideal unlisted and listed properties and put in an offer before it is scooped up by another decisive buyer.
To get you started, make a list of “must-haves” and a list go “deal-breakers” and try to be as unambiguous as possible so we can find you the right property in under 30 days.
Remember, if you are serious about buying a property and you are on a timeline - we are on that same timeline. We are all about the hustle and not about the hassle.
Find The Right Community To Call Home
The neighborhood should be large factor in the purchase of your home. For your family, this is where they’ll play, make friends, enjoy potlucks, and (ideally) enjoy coming home to. To be honest, most of us don’t really like to go outside of our “home zone” just you cannot go out of the “home zone” with EVO, the same usually applies to your migratory patterns. To save yourself the hassle - choose your ideal neighbourhood very carefully and ask yourself is worth the hassle to spend a little more to be in the right neighbourhoods? Imagine not have to have two cars, not having to drive your kids to school every day? Imagine being able to walk to the gym instead getting stuck in traffic when you go to the gym and then decide not to go to the gym because it is too much of a hassle. Your comfort zone doesn’t just start and stop at your doorstep, it includes the entire community surrounding you. Central Vancouver Island has thousands of micro-neighborhoods to choose from, each with their own unique features and charm. Real estate expert Andrea Paris will work with you directly to figure out what’s important to you – such as schools, entertainment, or shopping, just to name a few – and help you find the perfect home in just the right neighborhood to complement your lifestyle.
Buying Homes With The Andrea Paris Team
Once you have met with Karen or your own expert mortgage broker and locked in on financing and we have helped you find a home that allows you to live the lifestyle you want and need, it’s up to your Andrea Paris team to negotiate with the seller (or the sellers agent) and seal the deal. When you really love a property you have to move fast - and our team will move fast with you. Putting in an offer with “no subjects” will give you the best chance at winning against all of the other buyers trying to write offers on YOUR dream home!
What are subjects? Think of each subjects as “If x then I will buy the house”. Two common subjects are: “subject to your property selling and subject to financing”. Sellers rather accept an offer with no subjects even if it is a little lower because it is as close to a “share thing” as you can get. This means that if you have been pre approved you have more bargaining power when we go into negotiations for the house on your behalf.
Next, you can use our moving partners to move all of your valuables in and if you already know there are a few renovations that need to be done to make it just right - lets call our handy-man and he will offer you an incredible rate with excellent service and results, we stake our name on it! It’s our way of saying thanks for choosing us as your trusted real estate team.
When you work with the Andrea Paris Team, we give you unlimited access to the MLS® and go above and beyond to seek-out any non-listed properties on your behalf. Your success is our top priority, and we won’t stop until you’re 100% satisfied with your new home.
Buy With Confidence With Our Buyer’s Guarantee
As Central Vancouver Island real estate experts, our expertise can help you choose a home that not only suits your needs right now, but for years to come. We like to think of buying a house like buying a toddler clothing - you have to make sure there is room to “grow”. It’s important to us that you’re set up up for long-term financial success - the purchase will become a form of equity - equity that you want multiply exponentially so when you are ready to sell, you will be maximising your listing price. In addition to our award-winning service to clients, we offer a Buyers Guarantee to show you just how confident we are that you’re going to love your new space. If you don’t, we’ll gladly sell it for free –with no listing commission applied.

How To Sell Your Home On Vancouver Island
1. Find a qualified real estate agent
The Andrea Paris Team has been working hard for sellers on the Vancouver Island for years. With such an impressive number of properties sold, our team works hard to ensure the best results for our clients. You need a real estate agent that will take the time to understand your property individually. We have taken over many listings and sold homes when other real estate agents could not. We know how to showcase the best features and benefits your home has to offer and match those with the best photos and imaginative copy that will sell your property.
We know Vancouver Island, and we understand what buyers are looking for when they enter a home. We will help you determine the value of your home and offer suggestions for improvements if we feel these improvements will increase the overall price. We learn from prior market information, and we are constantly watching future trends. We are so confident in what we do that we offer our sellers a Guarantee Sale option. The fluctuations in the market do not scare The Andrea Paris Team because we know how to ride each wave to your benefit.
With so many homes sold - let us help you!
2. Preparing the property for sale
You don’t have to be a mind reader to understand what a buyer is looking for. You don’t have to be a mind reader to understand what buyers are looking for. You just need to be selling homes long enough to see buyer’s reactions. We walk into a house and see potential and understand small changes like paint colour are just cheap cosmetic quick fixes. But, some buyers don’t see that and require a bit of help to see the potential in a home. It can be as simple as cleaning up, de-cluttering, and moving furniture around. The Andrea Paris Team understands how showcasing the key features of a property can attract the right buyers. We know just from walking into a home the type of buyer that will be interested. We also know what the seller needs to do to attract this buyer.
Taking the home preparation one step further, The Andrea Paris
Team offers a complementary staging consultation. We will send in an
expert from our team that takes you room by room to give you tips and tricks on
targeting the right buyer. Not convinced staging is an important step in the
selling process? Here are some facts to keep in mind when preparing your home
• 95% of staged homes sell on the average in one month or less. Comparable homes not staged sat on the market for 112 days or longer.
• 83% of buyers said they would pay a premium for a home with an updated kitchen.
• 68% of potential buyers are will to pay more money for a house that is move-in ready.
• 57% of buyers said the kitchen had the most significant impact on their purchase decision.
• 10% of buyers can recognize a home’s potential if it’s not properly staged
• 90% of prospective buyers will dismiss an unstaged house if they cannot immediately see the potential in each room outside areas, and neighbourhood.
Stage the house to show how you can use each room can be best used. If you have an oddly shaped pantry you can redesign it into a breakfast nook or a mini-work station. Taking the focus outside, new fixtures, fresh paint, and a few new flowering plants here and there will go a long way. Even hiring a local kid to do the moving, weeding, and other yard tasks will save you hundreds of dollars and prospective buyers will get excited about enjoying the outdoor space every bit as much as the indoor space. Buying a home is more than just the biggest investment of a lifetime - it is buying a lifestyle that you deserve and making sure that every aspect of your desired lifestyle is represented by the property you buy.
Now that you have done a walk through of your house and you have identified what kind of buyers your are trying to appeal to and what type of furniture and light decor will speak to them - it is the time to start to declutter and organise your home - the less personal items the better. The less items you have in a home the larger it looks, so remove all the excess furniture and kick knacks. We also suggest you take down religious posters, eye sores, political paraphernalia, and family photos. Lastly, we suggest hiring a professional cleaner to do a deep clean that will really make the place sparkle.
If you require more extensive work on your home then The Andrea Paris Team can connect you to our local tradesmen and women who can assist you - just give us a call at 1.250.616.4814
No matter the size of the job we can find a person to help you
out. In a hot real estate market trustworthy and timely trades are very hard to
come by, but we have long-term trusted relationships with some of the best
trades on Vancouver Island. Keep in mind, you want to carefully consider all
renovations you do to ensure that they will have a direct impact on a higher
home valuation. Rooms to consider for renovation consideration are bathrooms
and kitchens as they have a proven impact on first impressions.
3. What is a fair listing price?
Many sellers believe that they should strive for the highest listing price when actually that is quite the opposite. A fair price is a price that will sell the home quickly at the best return for the seller in the market you are currently selling in. You want to make buyers feel like they are getting a deal therefore attracting a larger pool of buyers and hopefully inviting a bidding war. Some real estate agents will appease the customer by setting the price higher just to get the listing, this is a big no-no. The Andrea Paris Team knows this rarely works, if ever. A house that is priced too high can sit on the market for much longer than it needs to (112+ days). Buyers will pass over homes that have been on the market too long with the notion that they are just over priced or there is something wrong with the property. Just as collectors items are valued, your home is worth what the market is willing to pay for it.
What determines how we will fairly value your home? We use a
proven process of comparable and explains why we feel the property should be
listed at a certain price. Comparable properties in the same neighbourhoods,
floors, bathroom, square footage, yard or no yard, and market conditions are
among the many variables that affect the fair evaluation of your home. By the
time we are finished explaining all the variables to you, and analyse
comparable property sales, you will feel inspired, educated and confident in
selling your home.
4. How do I get my listing noticed?
Getting your listing noticed is our job! We know what works in Parksville, Nanaimo, Cedar, Ladysmith, Duncan and everywhere in-between. Islanders have a completely different mindset that the mainland hustle hustlers. Make sure your real estate agent has a Proven Process and a strategy that is customised to the buyers your home will likely attract. The Andrea Paris Team will provide you with prompt, professional photography to captivate prospective buyers and make them feel as though this could be their home. We also provide videography to enhance engagement and better showcase the best features your property has to offer. This includes a 3D virtual reality tour and an innovative online and social media strategy including YouTube. The majority of buyers these days are searching the web for their new home whether they have a buying agent or not so we make sure that your property is where your target buyers are searching. When buyers find your property online our job is to guarantee bright, beautiful, staged home images and video footage that guarantee a “love at first sight” reaction.
We are here to make sure that is it YOUR home they choose!
5. What is involved in negotiating with a buyer?
The goal is to bring you the highest price for your home, in the
shortest time, and with minimal stress! If your house is priced correctly in
the market, then the negotiations should be fairly painless. Occasionally you
will get buyers that give low-ball offers hoping a seller is desperate, but
this is not as common as you would think. The buyer (and the buyers agent) is
generally aware of the value of your home, and will have access to some of the
same valuing and market information we do. The negotiations, paperwork,
investigating strata contracts, are taken care of by our highly skilled real
estate team. We give you feedback immediately from the buyer’s agent and
discuss possible options for counter offers. We will also spend time talking to
the buyer’s agent on your behalf to reduce the amount of back and forth
negotiations. Negotiations alone has been known to take on average 150+ hours
and if we are doing these negotiations on your behalf you can focus on your
career, family, and day-to-day life. This will reduce your stress and get the
money from the sale of your house in the bank quickly so you can start earning
interest or reinvest the equity into your new property.
6. What happens once you have agreed on a price?
“Subject to inspection” is the one subject buyers have to protect themselves against buying a dramatically compromised home. Once the negotiations are over and a final price has been agreed upon, the buyer is more than likely to want a home inspection. This is very common and is at no cost to the seller. If all goes well with the inspection then the contract is final and your sale is complete! All that is left for you to do is move your possessions out and do a professional clean before the closing date. The Andrea Paris Team can also provide you with suggestions for moving, cleaning services and storing your belongings!
